Walton Global Launches U.S. Land Income & Growth Fund Targeting International Investors
Version 1Walton Global has announced the launch of its U.S. Land Income & Growth Fund, a private investment vehicle designed specifically for international investors seeking exposure to real assets in the United States.
The fund focuses on generating stable income and long-term capital appreciation through investments in residential land, aiming to address the structural housing supply imbalance across the U.S. market. It successfully completed its first close in October 2025 and is structured to meet the needs of global investors looking to diversify into U.S.-based land assets.
The launch follows Walton Global’s recent rollout of a publicly offered fund in Japan and a registered investment vehicle in Hong Kong, reflecting continued international demand for U.S. land-backed investment strategies.
The fund adopts a hybrid strategy, providing short- to medium-term financing to major U.S. homebuilders through secured positions backed by first-lien mortgages on residential land. Ownership of the land is retained as collateral, generating income through interest payments while maintaining asset-backed security.
At the same time, the fund acquires pre-development residential land in high-growth urban areas characterized by population expansion, housing shortages, and sustained demand from homebuilders.
Tim Haywood, Managing Director for the Middle East at Walton Global, said:
“The fund targets institutional and high-net-worth investors seeking stable income and long-term growth through real asset investments in the U.S. Walton Global brings decades of expertise in identifying land assets poised for value creation through entitlement and eventual sale to developers.”
The strategy focuses on capturing early-stage opportunities within the housing value chain, securing capital through land ownership rather than relying on finished housing demand cycles. This approach offers international investors exposure to long-term housing demand while prioritizing asset-backed security and disciplined capital management.
Notably, the fund has received Shariah compliance certification from Masryef Advisory, expanding its appeal to investors adhering to Islamic finance principles and ethical investment frameworks.
The fund is available to qualified investors عبر several global investment platforms, including Swissquote, Moventum, Capital Platforms, Momentum, Capital International Group, Universal Platform, Veri-Global, and Veritas Life.
The fund is domiciled in the Cayman Islands and regulated by the Cayman Islands Monetary Authority, managed by U.S. Land Manager (BVI) Limited, while Walton Global Holdings oversees sourcing, structuring, and land-related operations.
Walton Global currently manages over 85,000 acres of land across the U.S. and Canada, with assets valued at approximately $4.54 billion. With more than 47 years of experience, the firm has distributed $2.96 billion to over 87,000 investors across 91 countries, reinforcing its position as a leading global land asset manager.
