TMG’s Southmed Project Achieves EGP 93.9 Billion in H1 2026 Sales, Pushing Cumulative Sales to EGP 500 Billion
Talaat Moustafa Group (TMG) Holding has announced that its mega-project "Southmed," located on Egypt’s North Coast, recorded contractual sales of EGP 93.9 billion during the first half of 2026. A staggering EGP 87 billion was generated in the second quarter alone, driving the project’s cumulative sales to approximately EGP 500 billion as of late June 2026.
This sales performance underscores sustained demand for Southmed, one of TMG’s flagship developments on the Mediterranean coast, reinforcing its position as a fully integrated residential and tourist destination.
A 23 Million Square Meter Coastal Hub
Situated at Kilometer 165 on the Alexandria–Matrouh Road, Southmed spans approximately 23 million square meters. The development aligns with TMG’s long-term strategy to build fully integrated urban and resort communities.
The project features a mix of residential and hospitality units, alongside commercial centers, entertainment zones, dining options, and public amenities designed to establish a year-round, self-sustaining coastal community.
Sales Performance and Financial Highlights
The EGP 87 billion generated in Q2 2026 accounted for the vast majority of Southmed’s H1 total of EGP 93.9 billion. Since its commercial launch in June 2024, the project has maintained significant sales momentum, reaching the EGP 500 billion benchmark in roughly two years.
TMG noted that the sustained market demand for Southmed validates the scalability and effectiveness of its asset-light development model.

The real estate development segment served as the primary driver of top-line revenue growth, generating EGP 17 billion in H1 2026 (a 34% YoY increase), supported by steady contributions from the Group's recurring-income and hospitality business segments.
