Mazaya Developments Expands Beyond New Capital With 25-Feddan Town Ten Project in Obour
Mazaya Developments has launched Town Ten, its first project outside Egypt’s New Administrative Capital, marking a new phase in the company’s expansion strategy with a 25-feddan residential development in New Orabi, Obour City.
The project is being developed in partnership with Saudi Arabia’s Infinity View, part of Advanced Systems Group, which will participate in construction and execution. Mazaya has also brought in a group of engineering and consultancy firms as it seeks to position Town Ten as a fully integrated residential community rather than a standalone housing project.
The move takes Mazaya into one of East Cairo’s increasingly active residential markets after almost a decade of development activity, with Chairman Mohamed Allam describing Obour as a key part of the company’s plans to diversify geographically and target high-growth urban areas.
Town Ten will occupy 25 feddans at one of the highest points in New Orabi, close to the entrance to Obour City. Its elevated location is being used as a central element of the master plan, with the buildings arranged to maximise open views, green areas and privacy across the development.
The project is located near Ahmed Orabi Association and is connected to several major roads, including Belbeis Road, the Middle Ring Road and Cairo–Ismailia Road, as well as Line 10 and Line 7 corridors. It is also close to Obour General Hospital, City Club, schools and other services.
Mazaya CEO Mohamed Mostafa said the development will offer a broad mix of lifestyle and community facilities, including swimming pools, a clubhouse, lagoon, skywalk, retail and entertainment areas, sports facilities, children’s zones, work and meeting spaces and an outdoor cinema.
The master plan also incorporates services for people with disabilities, electric-vehicle charging stations, waste-management systems and safety infrastructure. Residential units will start from 113 square metres, while payment plans begin with a 5% down payment and extend for up to eight years.
A number of specialist firms have been appointed across the project, including Sabbour Consulting, Arke, Incommercial, Scale Up, Acadio and RECO, covering areas ranging from master planning and architecture to commercial and technical consultancy.
Mohamed Samir, Chairman of Arke and the project’s architectural consultant, said the design takes advantage of the site’s natural elevation to create stronger views and more open spaces, while maintaining efficient movement across the development.
Meanwhile, Sabbour Consulting’s design team is working on the urban planning from the early stages, while ProMEP Engineering is handling electromechanical design with a focus on energy efficiency, operational performance and long-term sustainability.
The Saudi partnership also gives the project a regional dimension. Alwaleed Al-Otaibi, General Manager of Infinity View, said the cooperation reflects confidence in Mazaya’s development model and represents a new example of Egyptian-Saudi collaboration in the real estate sector.
With Town Ten, Mazaya is moving beyond the New Administrative Capital and testing a broader growth model built around geographic diversification, strategic partnerships and professionally managed residential communities.
