Grounds Development signs strategic partnership with Studio Five to design the Tamarayah project in the Red Sea
Grounds Developments has announced a strategic partnership with Studio Five to handle the architectural design and conceptual planning for Tamaraya, the company’s first project in the Red Sea region. This move reflects Grounds’ commitment to delivering a distinct vision for real estate development, centered on the concept of Destination Living and long-term quality of life.
Grounds Developments is working to redefine the concept of urban communities in Egypt by developing integrated residential destinations designed for permanent, not seasonal, living, balancing conscious planning, sustainability, and sustainable investment value.
The company was founded by Youssef Fikry, an entrepreneur and investment strategist, and is led by Ali Fikry, a prominent industrial leader in the Middle East. Grounds Developments draws on extensive experience in investment, development, and project management, along with a long track record of success in the cement packaging and related industries, providing a strong operational base and industrial discipline that translates into high-quality execution.
Tamaraya marks Grounds Developments' first foray into the Red Sea. Strategically located south of Hurghada, just minutes from Hurghada International Airport and near Senzo Mall – one of the largest shopping centers in the Red Sea – and Senzo Club, the site boasts exceptional accessibility. Its proximity to El Gouna, Sahl Hasheesh, Makadi Bay, and Soma Bay gives it a strong competitive advantage and unique appeal.
Spreading across approximately 60,000 square meters, the project is designed as a low-density, walkable community catering to diverse lifestyles, from permanent residences to tourist accommodations and real estate investment. It capitalizes on the Red Sea's reputation as one of the highest-yielding regions for residential and tourism real estate in Egypt.
Studio Five was selected as the architectural design and master planning partner based on a shared vision. The collaboration focuses on delivering a comprehensive project that prioritizes the human dimension of architecture, quality of daily life, and overall sustainability, ensuring a truly thriving residential environment rather than simply a collection of buildings.
The Tamaraya project stems from a clear philosophy: that a compound is not a traditional real estate product, but rather a sustainable living environment designed to be a permanent home that provides physical and psychological comfort for its residents. This is especially relevant as the project targets Egyptians living abroad and foreigners seeking a balanced and sustainable lifestyle.
The project integrates green building concepts and resource efficiency through natural ventilation and smart building orientation, while considering environmental aspects within the overall development and operational vision. This is complemented by urban planning that prioritizes health and well-being, providing open spaces, walking paths, and a tranquil environment that fosters a sense of belonging and stability.
Green and open spaces are a central focus of the planning, with green areas allocated nearly twice the size of the built-up areas. This supports air quality, improves the climate, and creates a balanced living experience that respects and integrates with nature.
In this context, Youssef Fikry, Founder and CEO of Grounds Real Estate Development, said: “We partnered with Studio Five because we believe that Tamaraya is not just a real estate project, but the true beginning of a comprehensive destination living experience.” The exceptional location in southern Hurghada gave us ample room for creativity and allowed us to implement every detail of the lifestyle we aspire to, from the landscaping and services to the clubhouse and open community spaces. We are delighted by the surrounding environment and the people of the area, which encouraged us to develop a project that reflects the spirit of the place and adds real, long-term value to it.
He added, “From day one, our vision was clear: the project is not just buildings, but a sustainable living environment designed to be a permanent home that provides physical and mental comfort. Targeting both foreigners and Egyptians living abroad, we focused on the concept of holistic sustainability as a way of life, through conscious planning that reduces energy and water consumption, relies on natural ventilation, provides ample green spaces, and utilizes smart infrastructure that minimizes the carbon footprint. Tamaraya is a project that balances urban development with nature, offering a healthy and stable living experience, not just a second home.”
Ahmed Tarek, partner and architect at Studio Five, said: “The collaboration with Grounds Developments on the Tamaraya project reflects a clear alignment of vision regarding the importance of delivering an architectural design that reflects the identity of the place and enhances the quality of life. We were keen to ensure that the architectural masses are in harmony with the natural environment of the Red Sea, and that the open spaces and visual voids allow for a sense of spaciousness and tranquility within the project.”
