In a move to boost asset liquidity and stimulate market trading, the Egyptian real estate market witnessed the launch of «Property Exit», a digital platform specialized in investment-based property valuation and facilitating resale and exit strategies. The platform relies on actual market data, field studies, and financial indicators to overcome pricing and resale challenges.

Field Data and Precise Investment Valuation

Speaking at a press conference, Mohamed Abou Khadra, CEO of Property Exit, stated that the platform addresses a gap in the Egyptian market regarding integrated investment valuation. Valuation is not limited to location and size, but extends to expected yield, targeted exit timeline, available capital, and payment methods. He noted that the platform relies on cumulative data and field research gathered over more than 8 years to reflect actual buyer behavior, such as differing preferences between buyers in the North Coast and Ain Sokhna.

Free Services for Sellers and a Reduced Buyer Commission

For her part, Dr. Nourhan El Tour, Founder and CEO of Gateway Financials, explained that property owners can input their unit details to receive a free market valuation, potential profit estimates, and return on paid amounts. The platform also provides estimated resale timelines and indicators showing how price adjustments can accelerate sales. While services are free for sellers, buyers pay a 1% commission upon closing the deal.

Financing Solutions and Investment Partnerships to Support Installments

For owners wishing to retain their properties despite difficulty paying installments to developers, the platform provides financing solutions in cooperation with financial entities to reschedule remaining obligations over longer periods. Alternatively, it offers a "partner investor" model, where an investor covers remaining installments in exchange for an agreed-upon share in the property.

Property «Swap» Service and Dashboard for Investors

For the first time, the platform announced a property «Swap» service (full or partial exchange between properties, such as swapping a unit in the North Coast for one in Ain Sokhna) after evaluating price differences. Additionally, the platform provides a digital Dashboard that enables investors and Egyptians living abroad to compare opportunities and returns, alongside access to specialized investment advisors.
