Egyptian developer Al Benaa Al Araby for Real Estate Development is putting completed properties at the center of its latest sales push, offering ready-to-move units across several projects as delivery certainty becomes an increasingly important consideration for property buyers.

The company is showcasing the units at the Giza Commercial Syndicate Housing Exhibition, with projects spanning the North Coast, Ras El Hekma, 6th of October City and Alexandria.

Among the developments being promoted is Tamara Resort on the North Coast, located opposite the Commercial Syndicate Village, alongside other residential, coastal and hospitality projects.

The strategy differs from the off-plan model widely used across the real estate sector, where developers begin selling units while construction is still underway and buyers may wait several years before receiving their properties.

Building first, selling later

Mohamed Kamal Gabr, Chairman of Al Benaa Al Araby for Real Estate Development, said the company’s model is based on completing construction before releasing units for sale.

That approach is intended to shorten the period between signing a contract and taking possession, while allowing buyers to evaluate a completed property rather than purchasing primarily on architectural plans and future delivery commitments.

Gabr said Tamara Resort is being offered with payment facilities, combining immediate availability with financing flexibility for buyers.

The company has previously developed a range of coastal, hotel and residential properties, with several projects completed and fully sold.

North Coast projects take center stage

Al Benaa Al Araby is also presenting Al Jasmine Resort and developments in Ras El Hekma as part of its participation in the exhibition.

Gabr said the projects on display have attracted interest from visitors, with the company using the event to market properties that are already completed rather than announcing another pipeline of developments scheduled for future delivery.

The approach gives the company a distinct sales proposition in a market where the time separating purchase and handover can be a major part of a buyer’s decision.

Instead of competing primarily on future construction plans, Al Benaa Al Araby is betting that having the property already built can itself become a selling point — particularly for customers who want to see what they are buying and take possession without a lengthy wait.
