Project Gate Developments launches Axent Mall project with targeted sales of 600 million Egyptian pounds
Project Gate Developments announced the launch of Axent Mall, strategically located in the heart of South Academy, directly adjacent to the Police Mosque and overlooking Al-Orouba Square. The project aims to generate EGP 600 million in sales. The company successfully selected this prime location based on an in-depth study, reflecting its strategy of developing projects that prioritize operational efficiency and sustainable value, rather than solely relying on prime locations.
Engineer Khaled Hassan, Chairman of Project Gate Developments, stated that Axent Mall represents an advanced model for real estate investment based on responsive daily traffic. Situated on a prime corner lot on the main internal commercial axis of South Academy, this axis connects upscale residential areas, international schools, and the main entrances to the district, ensuring a continuous flow of visitors and customers throughout the day.
He added that the project benefits from a direct population of over 60,000, in addition to more than 100,000 daily movements resulting from international schools, medical institutions, sports centers, and places of worship. Its proximity to key landmarks such as Cairo Festival City and the North 90th Street axis creates a genuine and sustainable demand for commercial and administrative activities, enhancing the project's chances of success.
He pointed out that the mixed-use project occupies an area of 1,510 square meters, with a carefully planned building ratio that ensures clear movement and easy access for all visitors and tenants. The project includes two basement levels dedicated to parking and services, a ground floor, and three upper floors. The spaces on the ground and first floors are designed to accommodate commercial activities and restaurants, featuring double facades and outdoor terraces that enhance the customer experience and increase rental value. The second and third floors are dedicated to administrative offices, providing a quiet working environment separate from commercial activities, with a design that ensures maximum space utilization and a fully integrated work environment.
He emphasized that the project was designed according to a Boutique Scale concept that prioritizes operational quality, tenant success, and maximizing return per square meter, rather than sheer size. He noted that the project boasts clear operational advantages, including dual facades that offer optimal commercial visibility. He explained that the company offers a flexible payment plan with a down payment starting from 10% and installments up to 10 years, a unique payment system being offered for the first time to its clients.
He pointed out that the project's implementation is supported by an integrated consulting system that ensures the highest standards. Smarch is responsible for the modern architectural designs, Tridcon for general contracting and engineering works, AWI for commercial sector consulting and business mix planning, Omega for electromechanical consulting, and MRB for management and operations consulting, guaranteeing the project's readiness for efficient operation from day one.
He stressed that Axent Mall is not just a new addition to the company’s portfolio, but an applied model of Project Gate Developments’ philosophy of developing projects based on real movement, residential density and smart planning, which achieves a sustainable investment return and enhances the value of assets in the long term, and confirms the company’s commitment to providing projects that meet customer aspirations and add real value to the Egyptian real estate market.
