MAD Taps Belmazad to Attract Investors for Major Sphinx and Central Cairo Properties
Misr Abu Dhabi Real Estate Investments (MAD) is moving forward with plans to unlock the investment potential of two key properties in its portfolio through a partnership with Belmazad, a specialist in real estate tenders and auctions.
Under the agreement, Belmazad will prepare and manage the tender documentation and procedures for a 165-feddan land plot in New Sphinx City and the 18-storey Roshdy Building in central Cairo. The process is designed to attract qualified investors and developers through a transparent, competitive selection framework.
The collaboration will establish the requirements for participation, outline the terms of each opportunity and provide a common basis for evaluating proposals.
New Sphinx City Land Offers Large-Scale Development Potential
One of the properties included in the agreement is a 165-feddan plot, covering approximately 693,000 square metres, in New Sphinx City. The site is located directly opposite Sphinx International Airport along the Cairo-Alexandria Desert Road.
MAD intends to present the land to potential development partners through an organised tender process, allowing interested parties to submit proposals based on clearly defined requirements.
The second opportunity involves the Roshdy Building, an 18-storey commercial property in central Cairo. MAD is considering redevelopment options to reposition the building and improve the use of its existing assets.
Digital Procedures to Govern Investor Participation
Mahmoud Farahat, Co-Founder and CEO of Belmazad, said the company would design a separate approach for each property, taking into account its location and development potential.
He explained that Belmazad's digital platform would handle participant registration and provide online access to tender documents. This arrangement will give all eligible participants access to the same information simultaneously, while ensuring that proposals are assessed under unified criteria.
The tender framework will address several areas, including participant qualifications, technical and financial requirements, and legal, commercial and contractual conditions.
MAD Highlights the Importance of Transparent Selection
Magdy Salah El-Din, CEO and Managing Director of MAD, said preparing detailed tender documents is essential to creating a clear investment framework and attracting serious offers.
He noted that establishing the requirements in advance will enable the company to compare proposals more effectively and select partners capable of delivering the intended development plans.
According to El-Din, the process also supports MAD's objective of making more effective use of its real estate portfolio while safeguarding its investment interests.
Roshdy Building Tender Set for November 2026
The tender process for the Roshdy Building is expected to commence by mid-November 2026, with the Sphinx land opportunity to follow.
Further details, including registration schedules, will be published on Belmazad's website at belmazad.com and through MAD's official communication channels. All registration and document-access procedures will take place digitally through Belmazad's platform.
MAD Expands Its Asset Repositioning Strategy
The partnership reflects MAD's wider strategy of bringing underutilised properties and land back into active use through asset management, corporate governance and partnerships with specialised investors and developers.
Its portfolio spans residential, commercial, administrative, tourism, hospitality and medical developments.
The company's pipeline also includes a hotel project opposite the Grand Egyptian Museum, combining hospitality facilities with commercial spaces, restaurants and cafés.
In Ras Sedr, MAD is continuing work on its Blue Bay development. The first phase is fully operational, and owners have moved into their units, while refurbishment and development activities are ongoing in the second phase.
Through the Belmazad agreement, MAD aims to create new opportunities for investment in its properties and advance its plans to enhance the value of its real estate portfolio.
