Promoted through an informational campaign, the measures reflect the ministry’s ongoing drive toward administrative simplification and digital public services via the Real Estate Tax Authority’s dedicated mobile application.

Key Exemptions and Settlement Windows

Primary Residence Exemption: Private family residences valued up to EGP 8 million are fully exempt from real estate taxation.

Late Penalty Waiver: Taxpayers who settle their principal tax liabilities by October 2, 2026, will be fully exempt from late payment interest and delinquency fees.

Dispute Reconciliation: Pending judicial or administrative tax disputes can be resolved via an amicable settlement framework requiring payment of 70% of the assessed tax, valid through October 2, 2026.

Property Loss & Force Majeure: Real estate tax is entirely waived if a property undergoes total structural collapse/demolition or if unforeseen emergency circumstances render the building unusable.

Filing Incentives and Advance Payment Discounts

To promote timely compliance, the ministry introduced graduated discounts for filers:

Timely Filing Rebates: Taxpayers filing returns within the legal deadline qualify for a 25% tax discount on residential properties and a 10% discount on non-residential units.

Advance Payment Incentive: A tax credit incentive reaching up to 30% applies to early advance payments ("under-account" payments) ranging between EGP 200 and EGP 1,000.

Consolidated Reporting: Owners holding multiple real estate assets can now submit a single consolidated tax return covering all properties rather than filing separate forms.

Digital Integration: Official electronic payment receipts are fully recognized across all administrative bodies, eliminating paper reconciliation.

Mobile App Services: Key transactions—including return submissions, balance inquiries, debt settlements, advance payments, and primary residence exemption applications—are accessible remotely via the Real Estate Tax Authority's mobile app.
