Dubai Real Estate Transactions Top AED 2.18 Billion as Sales Capture Two-Thirds of Activity

Dubai’s property market recorded more than AED 2.18 billion in real estate transactions in a single day, with sales accounting for almost two-thirds of the total value as activity remained spread across ready properties, off-plan developments, mortgages and gifts.

A total of 715 transactions were recorded on Wednesday, according to data from Dubai REST, the digital platform operated by the Dubai Land Department.

Property sales dominated activity, reaching around AED 1.45 billion through 522 deals and accounting for 66.38% of the total value of real estate transactions during the day.

Residential units represented the largest share by transaction count, with 433 sales, alongside 42 building transactions and 47 land deals.

Ready properties lead by value

Ready properties generated around AED 857.12 million in sales through 207 transactions, putting them ahead of off-plan properties by value during the session.

Those transactions included 152 residential unit sales, eight building deals and 47 land transactions.

Off-plan sales, meanwhile, reached approximately AED 597.45 million through 315 deals, including 281 residential unit transactions and 34 building sales.

The figures reveal an interesting split in market activity: off-plan properties generated more transactions, while completed properties attracted the larger amount of capital.

Ready properties accounted for roughly 59% of the day’s total sales value despite representing less than 40% of sales transactions.

Mortgages exceed AED 525 million

Mortgage transactions contributed another AED 525.15 million to Dubai’s daily real estate activity through 176 deals.

They included 107 transactions involving residential units, 21 involving buildings and 48 involving land.

Mortgages consequently represented around 23.98% of the total value of real estate transactions recorded during the day.

Property gifts added AED 211.11 million through 17 transactions, representing approximately 9.64% of total activity.

Thirteen of those transactions involved residential units, while two involved buildings and another two involved land.

Combined, sales, mortgages and gifts brought Dubai’s total real estate transaction value above AED 2.18 billion during the session.

Me’Aisem First tops sales rankings

Me’Aisem First emerged as Dubai’s highest-performing area by sales value during the day, recording more than AED 218.72 million in transactions.

Dubai Airport City followed with approximately AED 96.51 million, while Al Yufrah 1 ranked third with AED 95.58 million.

The daily figures add to a year of heavy transaction activity across Dubai’s property market.

During the first seven months of 2026, total real estate transactions approached AED 475.9 billion through nearly 132,000 transactions.

Property sales alone reached AED 321.18 billion between January and the end of July, while mortgages stood at AED 119.62 billion and gifts at AED 35.1 billion.

July generated more than AED 56.1 billion in total transactions, including AED 34.88 billion in property sales, reinforcing the scale of activity heading into the final months of the year.
