CAPMAS: 212,000 Housing Units Executed with EGP 245.3 Billion Investments During 2024/2025
The Central Agency for Public Mobilization and Statistics (CAPMAS) issued today, Monday, August 17, 2026, the Annual Housing Bulletin in Egypt for the year 2024/2025. The report revealed a remarkable leap in real estate investments and the number of executed housing units compared to the previous year.
The total number of housing units executed during 2024/2025 reached approximately 212,000 units, with total investments amounting to EGP 245.3 billion. This marks a tangible increase compared to 2023/2024, which recorded the execution of 158.9 thousand units with investments of EGP 152 billion.
Overall Housing Map by Building Type:
- Economic Housing: 86.5 thousand units (40.8%).
- Middle-Income Housing: 57 thousand units (26.9%).
- Luxury Housing: 49.3 thousand units (23.2%).
- Above Middle-Income Housing: 14.1 thousand units (6.7%).
- Low-Cost Housing: 5.1 thousand units (2.4%).

Key National Housing Projects for 2024/2025
1. Social Housing Project (The One Million Units)
- Grand Total: 694.7 thousand units executed to date.
- Executed During 2024/2025: 67.9 thousand units.
- Execution Authorities: The New Urban Communities Authority (NUCA) executed the largest share with 66.5 thousand units (98%) at investments of EGP 36.8 billion, while the Housing Directorates executed 1.4 thousand units (2%) at investments of EGP 693.1 million.
2. Middle and Above Middle-Income Housing Projects
- Sakan Masr Project: The total stands at 70.5 thousand units, of which 7,000 units were executed this year. New Cairo City led the execution with 3.4 thousand units (48.3%), while New Alamein City recorded the lowest number with 192 units.
- Middle-Income Axis: 3,000 units were executed, and 20.1 thousand units are currently under construction with investments of approximately EGP 5.6 billion.
- Modern Character Project: 1,512 units out of a total 12,312 were executed, with 1,208 units currently under construction at investments of EGP 239.1 million.
- Above Middle-Income Axis: 7.4 thousand units were executed with investments of EGP 554.6 million.
- 700-Acre Compound Project (Above Middle-Income): 7,301 units are under construction (alongside another 651 ongoing units) with investments of EGP 3.69 billion.
3. Luxury Housing Projects and New Cities
- JANNA Masr Project: The project's total stands at 33.2 thousand units; 1,824 units were executed during the year, and 10,000 units are under construction with investments of EGP 1,414.4 billion.
- New Administrative Capital: Execution of 7,302 units with investments of EGP 1.6 billion.
- New Alamein: A total of 1,977 units have been executed, and 9,623 units are under construction with investments approaching EGP 26 billion.
- New Mansoura: 211 units are under construction with investments of EGP 872 million.
- West Carrefour: Execution of 2,358 units, with 1,020 units under construction at investments of EGP 910 million.
4. Urban Development Fund
A total of 618 housing units were executed by the Urban Development Fund during 2024/2025, with total investments amounting to EGP 7 billion.
