One of One Taps DEX Squared to Secure Global Hotel Brand for Bridges in Sheikh Zayed
One of One Developments has signed a strategic partnership with hospitality consultancy DEX Squared to select an international hotel brand for its Bridges mixed-use development in Sheikh Zayed City.
Under the agreement, DEX Squared will act as the hospitality consultant for One of One’s current and future projects, providing advisory services covering the development, positioning, and operation of hotel components within the company’s real estate portfolio.
The agreement was signed at DEX Squared’s headquarters in Dubai in the presence of Mostafa Salah, CEO and Board Member of One of One Developments, and Halim Fouad, Chief Operating Officer of DEX Squared Hospitality, alongside senior executives from both companies.
The first phase of the partnership will focus on attracting a global hospitality brand to operate the hotel component of Bridges, One of One’s flagship project in Sheikh Zayed City.
The development spans 10 feddans and represents estimated investments of around EGP 12 billion. Located on the 26th of July Corridor, Bridges is designed as a mixed-use destination combining several commercial and hospitality activities.
The planned hotel component is expected to support growing demand for hospitality services and business tourism in West Cairo, an area that has witnessed significant residential, commercial, and infrastructure development in recent years.
Hussein Shoukry, Chief Development Officer at One of One Developments, said the agreement forms part of the company’s strategy to work with specialized operators and consultants capable of enhancing the long-term value of its projects.
He added that appointing an experienced hospitality consultant would support the company’s plans to develop hotel products aligned with internationally recognized operating standards.
“Bridges will be the first project to benefit from this cooperation, as we seek to introduce a fully integrated hospitality component that complements the project’s wider mixed-use offering,” Shoukry said.
Halim Fouad, Chief Operating Officer of DEX Squared Hospitality, said the partnership reflects growing interest among Egyptian developers in incorporating professionally managed hotel components into mixed-use developments.
He noted that DEX Squared would prepare tailored hospitality concepts for the selected projects, taking into consideration the location, target customers, market demand, and operating requirements of each development.
The partnership also covers One of One’s future projects, allowing the developer to integrate hospitality planning into its broader expansion strategy from the early stages of project design and development.
One of One’s existing portfolio includes Bridges in Sheikh Zayed City and Grounds in New Cairo. Grounds is located on the Middle Ring Road and forms part of the company’s growing presence in Egypt’s real estate market.
The agreement comes as developers increasingly turn to international hotel brands and specialist hospitality consultants to strengthen the positioning of mixed-use projects, diversify revenue streams, and provide integrated services for residents, businesses, and visitors.
