K Developments accelerates its growth with the launch of Palencia Plaza, a 1.5 billion Egyptian pound investment in the heart of Shorouk City.

As part of its expansion strategy, driven by strong growth rates and ambitious plans to enhance its presence in the Egyptian real estate market, K Developments announced the launch of its latest project, "Palencia Plaza," an integrated commercial, administrative, and medical development with investments reaching EGP 1.5 billion, located in one of the most vibrant areas of El Shorouk City.

Engineer Omar El Fayoumi, Chairman of K Developments, confirmed that the launch of "Palencia Plaza" is a continuation of the company's successes in the real estate market and part of a robust expansion plan focused on developing integrated projects that meet current market needs and support smart investment concepts, especially in new cities experiencing increasing demand for commercial, administrative, and medical activities.

He added that the project's location was carefully chosen, situated within an existing and populated residential area, ensuring a solid customer base and strong occupancy rates upon completion, in addition to its proximity to a network of main roads and highways. The project is located approximately 5 minutes from the Suez and Ismailia roads, 10 minutes from the Ring Road and New Cairo, and 15 minutes from the Ain Sokhna road. Its proximity to the Open Air Mall in Madinaty, the French University, and the British University further enhances its investment and operational appeal.

He added, “Choosing El Shorouk City for the project reflects a keen understanding of the future of promising areas in Cairo. El Shorouk is one of the cities that has reached advanced stages of urban development, in addition to its high occupancy rates, creating a genuine and growing demand for commercial, administrative, and medical projects.”

He pointed out that the project combines service and entertainment aspects, offering commercial, medical, and administrative units surrounded by diverse recreational activities and services. This makes it a destination for clients, whether for fulfilling their daily needs or enjoying a comprehensive leisure experience, which consistently boosts its popularity.

He explained that the project is being built on an area of 6,000 square meters, directly on Al-Hurriya Street, one of the main thoroughfares in Shorouk City, in an exceptional location opposite Carrefour and adjacent to a number of international schools and major universities, such as the French University in Egypt (FUE) and the British University in Egypt (BUE).

It also boasts a direct view of four main streets, giving it a strong competitive advantage in terms of accessibility and traffic volume.

He pointed out that Palencia Plaza was designed according to the latest international standards by the engineering consultant YBA, led by engineer Yasser El-Beltagy. The design reflects a contemporary architectural vision that combines simplicity and elegance, focusing on maximizing space utilization and high-quality details. It also incorporates carefully considered floor heights to provide a comfortable environment and achieve a balance between aesthetics and functional efficiency.

He explained that the project consists of a ground floor and three upper floors (G+3), offering a diverse range of units to suit various activities. Clinic spaces range from 29 to 235 square meters, administrative units from 34 to 96 square meters, and commercial units from 35 to 290 square meters. All administrative and medical units are delivered fully finished and equipped with air conditioning, reflecting the company's commitment to providing a ready-to-operate product.

The project boasts a comprehensive suite of services designed to meet modern operational requirements. These include a Sky Plaza offering a unique entertainment and retail experience, electric vehicle charging stations to support sustainability principles, state-of-the-art CCTV surveillance systems, a gym and health club, top-tier security and protection systems, modern elevators, underground parking, dedicated prayer rooms, and backup generators to ensure continuous operation. Furthermore, a specialized company has been contracted to manage and operate the project according to the highest standards.

He added that the company was keen to offer flexible payment plans to suit different clients, starting from a 10% down payment with installments up to 7 years, or a 20% down payment with installments up to 8 years, with special discounts available for cash payments, which enhances investment opportunities in the project.

He emphasized that the project is an extension of the company's success with its "Palencia" residential project in Shorouk City, built on 10.5 acres with investments reaching EGP 3 billion. The project includes 17 integrated residential buildings, and approximately 70% of the first phase has been completed, with a plan for full delivery. He noted that the company aims for sales of EGP 2 billion by 2026.
