The Housing and Development Company unveils its Grand Lane project in New Cairo with investments of 50 billion Egyptian pounds.
HDP Real Estate Development Company, the real estate arm of the Housing and Development Bank, announced the launch of its new Grand Lane project in New Cairo, with total investments reaching approximately EGP 50 billion. The project spans a total area of 98 acres, reflecting an integrated urban vision that balances innovative architectural design with a focus on expansive green spaces.
The project includes a variety of residential units to meet diverse needs, including standalone villas, townhouses, and apartments. Only 13% of the total project area is dedicated to construction, while 87% is allocated to open spaces encompassing green areas, walkways, and amenities. This ensures the highest levels of privacy, comfort, and quality of life for residents within a fully integrated residential community.
The project also includes a comprehensive system of diverse facilities and services, featuring integrated commercial areas, a social club, gardens, and recreational spaces. This is all part of a tiered masterplan that relies primarily on open spaces, which constitute approximately 87% of the total project area. In addition, 5,200 square meters of water features provide stunning and unobstructed views for nearly 80% of the residential units. The project also offers a range of swimming pools and underground parking, enhancing convenience and ease of use.
Grand Lane enjoys a prime strategic location in the heart of New Cairo, situated near three major and vital axes: the extension of South 90th Street, the Middle Ring Road, and the Ain Sokhna Road. This prime location provides excellent accessibility and makes it an ideal choice for both upscale living and a promising investment opportunity. At the heart of the project lies the Green Spine, connecting all units. Surrounded by a 1.7-kilometer-long green walkway, it features dedicated yoga areas, jogging and cycling tracks, family zones, and mixed-use spaces, all designed to foster community interaction and support a healthy and balanced lifestyle within the development.
Grand Lane presents a progressive and integrated vision of upscale living, combining stunning natural surroundings, luxurious amenities, and contemporary design within a sustainable residential experience aimed at delivering a comprehensive quality of life for its residents. The project is designed to offer diverse residential options to meet the needs of various segments, including one-, two-, and three-bedroom apartments ranging from 68 to 195 square meters, townhouses from 169 to 203 square meters, and detached villas from 235 to 251 square meters. Flexible payment plans are available, including a down payment starting from just 5% and installment options extending up to 14 years, providing significant flexibility to suit different purchasing power levels.
Reflecting the project's scale and ambition, HDP signed a comprehensive strategic agreement with OBMI, one of the world's largest and most renowned architectural and urban planning consultancies, and DMA Engineering Consultants, to design and develop the Grand Lane master plan. This agreement ensures the project adheres to the highest international standards of sustainable design and smart planning, achieving a balanced integration of distinctive architectural vision, engineering efficiency, and long-term environmental sustainability.
Commenting on this, Eng. Amjad Hassanein, Vice Chairman of the Board of Directors of Taameer Housing and Development Company (HDP), stated: “The company’s vision is based on developing integrated and modern residential communities that prioritize the quality of life for residents, through sustainable design and the provision of integrated services and facilities that add real value to the residential experience.” He added: “The partnership with OBMI represents a pivotal step in realizing this vision, given its global expertise and advanced design standards that ensure the delivery of a project that aligns with international best practices in planning and architecture.”
Meanwhile, Hossam Eissa, CEO of Taameer Housing and Development Company (HDP), stated: “With the Grand Lane project, we aim to provide a comprehensive residential community that goes beyond just housing units, extending to include integrated lifestyles that balance work, rest, and leisure. We rely primarily on smart urban planning that integrates green spaces and daily services within the residential fabric, contributing to creating a more sustainable living environment that is responsive to the evolving needs of residents.”
Thus, the Real Estate Development and Housing Company (HDP) continues to implement its vision of developing modern and sustainable urban communities, based on improving the quality of life and providing real added value that meets the aspirations of current and future generations.
