Mohamed Ramadan is expanding his business interests beyond entertainment, announcing his first move into real estate investment through two projects in Cairo and Giza in partnership with Egyptian businessman Mohamed Shebl.

Ramadan said the projects will carry the names MR1 and Giza Downtown, marking the beginning of a new investment chapter built around locations he described as strategically selected after reviewing several opportunities in Egypt and abroad.

Among the most prominent sites under consideration is the former headquarters of the Giza Security Directorate, which Ramadan described as a “jewel of Egypt” because of its position overlooking both Cairo and Giza.

The site appears set to play a central role in the first phase of the venture, although Ramadan did not disclose final development details, investment value or project timelines.

From personal brand to property development

The move is notable because it takes one of Egypt’s most commercially recognizable entertainment brands into a sector that depends on long-term asset development, location strategy and operating partnerships rather than audience reach alone.

The use of the MR1 name also suggests that Ramadan intends to extend his personal brand into a physical real estate and hospitality proposition, while Giza Downtown is being positioned more directly around location and urban development.

Ramadan said the partnership with Shebl has already identified more than one potential site across Cairo and Giza.

He also revealed that discussions have taken place with international brands, including companies that have not previously entered the Egyptian market, with plans for some of them to be represented within the two projects.

No names have yet been disclosed, and the exact nature of those agreements remains unclear.

The former security directorate becomes the headline asset

The former Giza Security Directorate building stands out because of its central location and the visibility surrounding its redevelopment potential.

Ramadan’s description of the property as a “jewel of Egypt” points to the site being considered as more than a conventional residential project, especially as he linked the development plans to global brands and a wider ambition to create projects he believes can add value to the market.

That raises the possibility of a mixed-use, hospitality or commercial component, although no formal project structure has yet been announced.

A first test of Ramadan’s move beyond entertainment

The announcement comes as a growing number of public figures and private investors explore opportunities across Egypt’s hospitality, commercial and mixed-use property sectors.

For Ramadan, however, the first real test will be whether the visibility of his personal brand can be translated into a credible real estate proposition supported by the right development model, partners and operators.

At this stage, MR1 and Giza Downtown are still more investment vision than fully detailed projects.

But with a high-profile central Giza location, a partnership with Mohamed Shebl and talks with international brands, Ramadan’s first move into real estate is already being positioned to attract attention well beyond the entertainment industry.
