**Emaar Misr Swings to EGP 2.2 Billion Q2 Loss on FX Hit, While H1 Profits Surge 42%**

 Emaar Misr for Development shifted to a net loss of  EGP 2.2 billion  during the second quarter of 2026, a stark contrast to the net profit of approximately EGP 587.5 million recorded during the same period last year, according to the company's consolidated financial statements.

The transition to losses was primarily driven by massive foreign exchange (FX) headwinds. The company recorded net FX losses of approximately **EGP 4.2 billion** during the second quarter.

This severe currency impact heavily weighed on Emaar Misr's financing results, which swung to net financing losses of EGP 3.8 billion, compared to net financing revenues of EGP 492.5 million in Q2 2025.

Despite the severe second-quarter setback, the company's overall performance for the first half (H1) of the year remained remarkably resilient.
